APCI Description: An APCI is an Annual overview of a property for which a loan is already in place. It gives the lender a general overview of the condition of the property and allows a comparison of any deterioration from year-to-year; this allows the lender to react to deteriorating situations, as well as to help identify problems before they become severe. It also allows a servicer to comply with annual property inspection requirements (i.e. CMBS primary servicers, portfolio lenders, etc.) It generally includes reviewing the existing tenancy , as well as providing a general description of the property, and determines the current condition of numerous designated line items. LQA can utilize it's existing forms, your specific internal forms, or mutually prepare a form to satisfy your specific needs. A representative sample is usually taken for multi-family projects. Cost estimates of deferred maintenance items are generally not provided. In addition, a photo record of the inspection is provided.
