PCS-L Description: A PCS-L is a limited scope
physical inspection and evaluation of the condition of an existing property's
major building systems and related ancillary structures & amenities. It
is meant to be utilized in situations where a lender is refinancing a property
where they already have an existing loan, for purchasers of properties generally
valued below $1MM, and for new acquisitions/loan requests where the property
value is generally less than $1MM. It identifies aspects of the property's
general physical condition (at the time of the on-site observation) which
require immediate and/or near term repair and/ replacement and provides an
estimate to remedy the specific item. In addition, a photo record of the inspection
is provided.
