Pre-Commitment Construction Analysis-Plus/Validation (PCA+& PCA-Val)

PCA+ Description: Our PCA+ and PCA-Validation are meant to be utilized in succession when a lender anticipates funding several similar or nearly identical project types with the same borrower/developer (i.e. franchise projects, identical phased projects, etc.) The PCA+ is performed 1st and is identical to the PCA described previously except for the additional services performed as outlined below:

Additional services performed to complete a PCA+:

Review the standard franchise specific TI/finish requirements
Develop a "Base" cost analysis for comparative use for the subsequent PCA-Validation reports
Review the standard franchise specific lease for construction related items

PCA-Val Description: Our PCA-Validation report is not meant to stand alone, but is meant as the follow-up report for subsequent projects after the initial PCA+ has been performed. It is more limited in scope and can be completed much more quickly than a standard PCA. It primarily addresses the site-specific elements of the subsequent project and reviews the major elements, as well as new elements (i.e. new contractor, etc.), in comparison to the previously performed PCA+.

Contractor & Contractor's Qualification Statement

Agency & Code Compliance

Report Size: PCA+ -- 20 +/- pages + exhibits; PCA-Val -- 3 +/- pages
